Britton has roughly 293 housing units and about 85% of them are single-family detached. Homes built in a single stretch tend to wear out in the same places at the same time. That is why when somewhere was built is the first thing worth knowing about it.
The busiest stretch of building here was the years before 1940: 105 homes, about 36% of everything standing today.
The median owner-occupied home here is valued at $144,900.
None of this says anything about the specific house you are buying. It is the shortlist a Britton home inspector works through in a home of this age, and every item on it gets photographed and written up whichever way it turns out.

86% of homes here run on utility gas. Another 2 use bottled or LP gas.
Local knowledge
The single most useful thing to know before you plan work on a property in Britton is that the village does not handle the permits. Its own building permits and inspections page states that Raisin Charter Township handles all of the Village of Britton permits, names the person who manages them, and gives a direct telephone number.
It also links straight out to the township’s own building permit page, which is where the process actually lives. We have not opened that page and will not describe what is on it — but that is the destination, and knowing it saves you starting in the wrong place.
There is a wrinkle worth flagging, because it will otherwise send you the wrong way. Most of the surrounding text on that village page is generic material supplied with the website template rather than written about Britton, and some of it does not fit. One passage tells you to print the application and return it to city hall — Britton is a village, and the specific local note on the same page says the township handles it.
The practical rule, and it applies to a lot of small municipal sites built on templates: trust the sentence somebody clearly typed themselves, the one with a name and a phone number in it, over the polished paragraphs around it. Then confirm by telephone.
A home inspection is not a code inspection or a permit search and we do not present it as one. What we establish is what is physically there and what condition it is in, and we flag work that looks as though it was done without the benefit of a permit — which gives you the specific thing to ask the township about.

Before you buy
Ordinances
The village’s code compliance page follows the same pattern. It opens with general statements about protecting community health, safety and welfare through enforcement of codes and ordinances, and then says plainly: please check back, as this information will be added soon.
That is worth taking at face value rather than reading anything into it. It means the detail is not online yet, not that there is nothing to comply with. For a buyer the consequence is simple and it is the same rule as with the permits: absence from a website is not evidence that a rule does not exist.
So if you are relying on being able to do something with a property — put up an outbuilding, keep something on the lot, run a business from the house, split a parcel — do not conclude from a quiet website that nobody minds. Ask, and ask before the offer rather than after.
None of this is what a home inspection covers, and we are not the people to interpret an ordinance. What a buyer’s inspection gives you is the physical picture that makes those questions specific: what is actually on the property, what has been altered, and which work looks like something somebody meant to have inspected.

The housing
Britton has roughly 293 housing units, about 85% of them single-family detached, with a median build year of 1955. Housing that went up largely in one stretch tends to share one era’s problems, which is genuinely useful to know because it tells you what to look at first.
On mid-1950s housing the electrical system is usually the accumulated work of several decades rather than one installation: mixed wiring types arriving in the same enclosure, ungrounded receptacles, a panel that has been added to more than once, and an original service capacity sized for a 1955 household rather than a modern one. We report what is actually there and photograph it either way.
Plumbing has usually been renewed in part rather than in whole, which puts the interesting questions at the transitions where one material meets another. Heating and water heating equipment will be several replacements deep. Roof coverings will be on a second or third generation, and what was done at the flashings and penetrations each time matters more than the age of the covering.
Foundations of the period are typically block, and their condition depends far more on how water has been managed around the building than on how they were built. Where the downspouts terminate, whether there is a sump and where it discharges to, whether there is any backup arrangement, and how the ground falls away from the walls tell you more about a basement than a dry-day look at it will.
With about 15% of the stock in something other than detached houses, we establish which situation a property is in before anything else. Outbuildings on village lots get inspected as part of the property rather than glanced at, since they often carry their own electrical supply and their own structural questions. Radon testing and mold inspection and testing can be added to any visit, and commercial building inspections to the CCPIA standard are available for commercial property.

The buried line
We found no water department page and no sewer department page on the village site, so we are not going to tell you what a property here is connected to. On a village of this size in this part of Lenawee County it would be easy to assume and easy to be wrong about a specific address. Get it in writing for the parcel you are buying.
If it turns out to be on a septic system, the evaluation is specialist work arranged through the county health department, and it answers questions no visual inspection can: whether a drainfield is failing, and the true condition of the tank. It runs to its own timetable, so it needs booking early rather than in the last week of a purchase. A water test on a private well belongs in the same conversation.
Either way, the line running out from the building belongs to the owner and no visual inspection reaches inside it. On a median 1955 house that pipe is around seventy years old unless somebody has replaced it, and we will not name a material from a build year — nothing published establishes what lines here are made of, and a guess in a report is worse than no statement at all.
A sewer camera inspection records what is really in there: roots, cracks, displaced joints, bellies or blockages where they exist, and a clear run where they do not. On a septic property it documents the building drain out to the tank — the stretch a septic evaluation does not examine and which is nobody’s job by default.
It goes on the same appointment rather than a second visit, and we deliver a full written report with photographs, generally the same day. You can read what our clients say, browse answers to common questions, or get in touch about a specific address in Britton.

Reviews
I recently hired Trademark for a full home inspection on a new purchase, including sewer scope and radon testing. It was a phenomenal experience from beginning to end. Our inspector, Mitch, did a fantastic job explaining all the findings, and the digital report with photos and videos was superb. Would definitely recommend without hesitation.
We had Mitch inspect our prospective house and he was amazing. He was thorough, patient to answer my questions and provide feedback on what areas he would recommend having a follow up expert and why. The office was responsive and I was able to book multiple services to be done in the same visit (inspection, radon test, sewer scope).
This is one of the finest companies I have come across - that means serious customer service and professionalism. Justin was the inspector and he was very thorough yet very kind to answers all the questions that came in my mind during inspection. He took enough time, no rush, and a very detailed inspection was conducted. Extremely competitive pricing and timing from the company. 100% recommend to anyone looking for any kind of property inspection!!

Questions
Raisin Charter Township. The village states on its own building permits page that the township handles all Village of Britton permits, names the person who manages them, and gives a direct telephone number.
The township. That passage is generic text supplied with the website template rather than written about Britton, which is a village and has no city hall. Follow the locally written note and confirm by telephone.
The village links out to Raisin Charter Township’s own building permit page. We have not opened it and will not describe what is on it, but that is the destination.
The code compliance page states the information will be added soon. Treat that as not yet published rather than as nothing to comply with, and ask before you rely on anything.
The median build year is 1955 across roughly 293 housing units, about 85% of them single-family detached. That puts the middle of the stock around seventy years old.
No, about 15% is something else. We establish which situation a property is in before anything else, because what is shared and what is yours are different questions in a building with more than one unit.
We will not assume. We found no water or sewer department pages on the village site, so confirm it in writing for the specific parcel and take well and septic questions to the county health department.
On a median 1955 house the line out from the building is often the oldest untouched component on the property, and no visual inspection reaches inside it. A camera inspection goes on the same visit.
