Mold and Radon Testing in Delhi Township

Add either to a Delhi Township home or commercial inspection, or book it on its own. We test and we never remediate, so there is nothing to sell you on the back of a result — the number you get is just the number.

How each one works

Radon measured in house on a professional continuous monitor; mold samples to an accredited laboratory:

  • Radon: 48-hour continuous monitor, read on site
  • No mail-in radon kit and no waiting on a laboratory
  • Mold: laboratory results in one to three business days
  • Either can go on the same visit as the inspection

Delhi Township housing stock

The median Delhi Township home was built in 1986

Delhi Township has roughly 11,731 housing units and about 62% of them are single-family detached. Homes built in a single stretch tend to wear out in the same places at the same time. That is why when somewhere was built is the first thing worth knowing about it.

The busiest stretch of building here was the 2000s: 2,501 homes, about 21% of everything standing today.

What the figures add

The median owner-occupied home here is valued at $204,200. There are around 833 manufactured and mobile homes in Delhi Township. Those are a different inspection — the questions are about the frame, the anchoring and the skirting rather than a basement. Around 538 homes sit in two-to-four unit buildings, where a shared roof, a shared wall and sometimes a shared furnace mean the report has to be clear about where one unit stops.

  • Early vinyl and hardboard claddingBoth depend entirely on how they were flashed and drained at openings.
  • Egress from finished basementsA great many basements of this era were finished afterwards. Whether the bedroom down there has a way out is a safety question, not a cosmetic one.

None of this says anything about the specific house you are buying. It is the shortlist a Delhi Township home inspector works through in a home of this age, and every item on it gets photographed and written up whichever way it turns out.

Local knowledge

What makes inspecting a Delhi Township property different?

Delhi Township has a roofing rule that turns a routine inspection observation into a real question about money, and almost nobody knows it is there.

The Township allows a second layer of roofing to go on without a permit — a tear-off requires one. But it also states that existing roof coverings must be removed when a roof already has two or more layers of any type of roofing material. In other words, a third layer is not an option here. Once a roof is carrying two, the next roof is a tear-off whether the owner planned for one or not.

That matters because layer count is something an inspection can often establish, from the build-up at the eaves, the depth at the rakes and how the flashings sit. A roof with two layers and five years left is a different number from a roof with one layer and five years left, because the second one gets a straightforward re-cover and the first one does not.

It is one of several places where this Township is unusually specific, and the rental fee schedule is another — see below if you are buying anything you intend to rent out.

Before you buy

Buying a property in Delhi Township? Pay attention to these four things

  • Count the roof layers

A second layer needs no permit here, but existing coverings must come off once a roof has two or more. Two layers means the next roof is a tear-off, which costs more.
  • First-time rentals pay $550 extra

The Township charges an origination registration fee of $550 per parcel where a property has not previously been a registered rental. Budget it before you plan on tenants.
  • Re-inspection fees escalate hard

$11 per unit for the first, then $110, $220 and $550. Getting it right at the first inspection is worth real money.
  • Ask about wells and septic early

Ingham County runs a point-of-sale program for wells and septic systems and keeps a list of certified inspectors. If the property is not on public services, start that conversation early.

If you plan to rent it out

The fee schedule is the story here

Delhi Township publishes its rental fees in full, and reading them is the cheapest research a prospective landlord can do.

Under Township Ordinance 102.7, all residential dwelling units that are rented or leased must be registered with the Township, so that health and safety inspections can be scheduled every two years. Registration runs for two years and costs $110 per parcel plus $33 per unit — $143 for a single-family house, $176 for a duplex.

Then the part that catches buyers. There is an origination registration fee of $550 per parcel, due where a property has not previously been a registered rental. If you are buying an owner-occupied house intending to let it, that is a one-off charge on top of everything else and it is easy to miss.

And the re-inspection schedule escalates steeply: $11 per unit for the first re-inspection, $110 for the second, $220 for the third and $550 for the fourth. An unregistered rental investigation costs $250 per unit, and failure to register is a municipal civil infraction punishable by fine, costs and additional civil penalties.

The practical implication is simple: it pays to be ready for the first inspection. That is where a buyer’s inspection earns its keep before you own the building — an independent report on the roof, structure, foundation, drainage, electrical, heating and cooling, plumbing and accessible interior tells you what will be flagged, and what it will cost to have dealt with in advance rather than at $110 or $220 a unit afterwards.

Permits

What needs one here, and the short list that does not

The Township is refreshingly specific about the boundary, which makes it easy to know what should have left a record on a property.

Excavation, erection, addition or alteration of any building or structure requires a permit before work starts. The published exceptions are: accessory structures under 200 square feet; minor electrical, mechanical and plumbing repairs and maintenance as determined by the Township inspector; painting, carpeting and other finish work; a prefabricated pool less than 24 inches deep; a second layer of re-roofing; sidewalks and driveways; swings and playground equipment; window awnings supported by the exterior wall; and retaining walls under four feet.

The Community Development Department also draws a line that matters for investors: a homeowner may secure permits for work on the home where they reside, and state law requires a licensed contractor to secure permits for renovations to dwellings where the homeowner does not reside. So if you are working on a property you do not live in, the permit goes in the contractor’s name.

Construction plans and a site plan showing property lines and building dimensions are required with an application, and excavation needs a soil erosion permit or waiver. The Township suggests verifying a contractor’s license and past complaints with the State before hiring — the department can point you to the current verification service.

As everywhere, a permit on file does not establish that work is in good condition today, and nothing on file does not establish that it was done badly.

Wells, septic and water

The county program, and what it is not

Delhi Township sits in Ingham County, and the County runs a point-of-sale program for wells and septic systems, publishing a list of certified point-of-sale inspectors through its Health Department.

We are not going to state the trigger, the scope, the fee or how long an evaluation stays valid, because those details sit in documents we could not read in full and inventing them would be worse than saying so. The Health Department is the place to confirm what applies to a specific property, and it is a call worth making early rather than three weeks from closing.

One thing we will be clear about: that county evaluation is carried out by a county-certified point-of-sale inspector, which is a different credential from a home inspection. It is not what we do, and we are not going to let anyone assume otherwise. On a property with a well and septic system you may well want both, arranged separately.

On the stormwater side, the Township is a regulated MS4 community and a member of the Greater Lansing Regional Committee for Stormwater Management, covering the Grand River, Red Cedar River and Looking Glass River watersheds. It notes that its storm drains discharge directly into rivers and streams without treatment, which is a reason to know where your downspouts and any sump discharge actually go.

What an inspection covers on the water side is the property itself: accessible grading, gutters and downspouts and their discharge points, foundation conditions, the basement or crawlspace, floor drains and any sump equipment, recorded as found.

The buried line

The pipe no fee schedule covers

Whatever a property here is connected to, the buried line running from the building is the one part nothing visual reaches.

Time in the ground is what matters, and on much of this township that is measured in decades — long enough for roots to find a joint, for ground movement to displace a section, or for a repair to have been made that nobody now remembers. We will not name a material from a build year, because no authoritative source establishes what Delhi Township laterals are generally made of.

A sewer camera inspection records what is actually inside — roots, cracks, displaced joints, bellies or blockages where they exist, and a clear run where they do not — and it is added to the same visit rather than booked separately.

Alongside it, commercial building inspections follow the CCPIA standard for offices, retail, multifamily and warehouse property, and radon testing or mold inspection and testing can be added to a residential or commercial visit.

  • I recently hired Trademark for a full home inspection on a new purchase, including sewer scope and radon testing. It was a phenomenal experience from beginning to end. Our inspector, Mitch, did a fantastic job explaining all the findings, and the digital report with photos and videos was superb. Would definitely recommend without hesitation.

  • We had Mitch inspect our prospective house and he was amazing. He was thorough, patient to answer my questions and provide feedback on what areas he would recommend having a follow up expert and why. The office was responsive and I was able to book multiple services to be done in the same visit (inspection, radon test, sewer scope).

Questions

Delhi Township home inspector questions

  • Can I put a third layer of shingles on a roof in Delhi Township?

No. The Township allows a second layer of re-roofing without a permit, but it also states that existing roof coverings must be removed when a roof has two or more layers of any type of roofing material. So once a roof is carrying two layers the next one is a tear-off, which costs more than a re-cover. Layer count is often something an inspection can establish, and it changes what a roof nearing the end of its life will actually cost you.

  • I want to rent out the house I am buying. What will it cost?

More than you might expect the first time. Registration is $110 per parcel plus $33 per unit — $143 for a single-family house — and runs for two years. On top of that the Township charges an origination registration fee of $550 per parcel where the property has not previously been a registered rental. That one-off charge lands squarely on a buyer converting an owner-occupied house into a rental.

  • What happens if the rental inspection fails?

It gets expensive quickly. Re-inspection fees escalate: $11 per unit for the first, then $110 for the second, $220 for the third and $550 for the fourth. An unregistered rental investigation costs $250 per unit, and failing to register at all is a municipal civil infraction punishable by fine, costs and additional civil penalties. It is worth knowing what will be flagged before the first visit rather than after it.

  • What work needs a permit here?

Most of it. Excavation, erection, addition or alteration of any building or structure needs a permit before work starts. The published exceptions are accessory structures under 200 square feet, minor electrical, mechanical and plumbing repairs as determined by the Township inspector, painting, carpeting and finish work, a prefabricated pool under 24 inches deep, a second layer of re-roofing, sidewalks and driveways, swings and playground equipment, window awnings supported by the exterior wall, and retaining walls under four feet.

  • Can I pull my own permits on a rental property?

No. The Township states that a homeowner may secure permits for work on the home where they reside, and that state law requires a licensed contractor to secure permits for renovations to dwellings or structures where the homeowner does not reside. On a property you do not live in, the permit goes in the contractor’s name.

  • Is there a point-of-sale inspection in Delhi Township?

Not one run by the Township that we could find. Ingham County does operate a point-of-sale program for wells and septic systems, and its Health Department publishes a list of certified point-of-sale inspectors. We are not going to state the trigger, scope, fee or validity period, because those sit in documents we could not read in full. Call the Health Department early if the property is not on public water and sewer.

  • Do you perform the county well and septic evaluation?

No. That evaluation is carried out by a county-certified point-of-sale inspector, which is a different credential from a home inspection, and we are not going to let anyone assume our visit covers it. A buyer’s inspection covers the building: roof, structure, foundation, drainage, electrical, heating and cooling, plumbing and the accessible interior. On a property with a well and septic system you may well want both, arranged separately.

  • Should I consider a sewer camera inspection in Delhi Township?

If the property is on public sewer, it is worth considering. The buried line running from the building is the one component no visual inspection reaches, and time in the ground is what determines its condition. We will not guess a material from a build year — no authoritative source establishes what laterals here are generally made of. Putting a camera down the line documents roots, cracks, displaced joints, bellies or blockages where they exist, and is added to the same appointment.
