What a home buyer inspection covers

A home buyer inspection is a full evaluation of the home’s major systems, roof to foundation, inside and out. We tell you plainly what we found, show you the photos, and deliver the digital report within 24 hours — usually sooner.

We inspect

Following the InterNACHI Standards of Practice:

  • Roof — Shingles, skylights, flashing, vents, chimneys and gutters.
  • Exterior — Siding, trim, windows, doors, porches, patios, decks, retaining walls, grading, sidewalks and driveways.
  • Structure & foundation — Visible cracks, structural issues and grading around the base.
  • Attic — Insulation, ventilation, framing and any signs of leaks or damage.
  • Basement & crawlspace — Moisture intrusion, insulation, structure and ventilation.
  • Electrical — Panels, breakers, outlets, GFCIs, switches and visible wiring.
  • Plumbing — Supply and drain lines, fixtures, water heaters, sump pumps and visible leaks.
  • Heating & cooling — Visible components, operation and airflow through the HVAC system.
  • Interior — Walls, ceilings, floors, doors, windows, stairways, railings, counters and cabinetry.
  • Kitchen appliances — Built-in dishwasher, oven, range, food disposal, microwave, refrigerator and sink.
  • Garage — Floor, garage doors, automatic openers and any attached windows and doors.
  • Safety issues — Anything we find that presents a hazard, called out plainly in the report.

Optional services at an additional cost — not part of a standard home buyer inspection. Each reaches something a visual inspection alone cannot, and each is carried out during the same visit. Tap one to see what it covers.

  • Radon gas testing

Radon is a colorless, odorless radioactive gas, and the EPA lists it as the second-leading cause of lung cancer in the United States. Every home has some. Testing is the only way to know whether yours is at a level that puts your family at risk. Measured in house on a professional continuous radon monitor, calibrated annually — not sent to a lab. More about radon gas testing

  • Sewer scope

The main sewer lateral — the line from the house to the city main or septic tank — is the homeowner’s responsibility, and it is one of the few problems a buyer genuinely cannot see coming. We run a camera down it and watch its true condition from the inside. More about sewer scope inspections

  • Mold air testing add-on

Mold is everywhere, and the only way to know whether it is a problem in your home is to test for it. We are certified to test your property for mold: we take up to five mold air samples and send them to a certified laboratory for analysis. More about mold inspection and testing

  • Veterans WDO inspections

The wood-destroying organism report VA buyers are typically asked to provide, covering termites and other wood-destroying insects. Carried out during the same visit as your inspection. More about Veterans WDO inspections

Modern tools

The technology we use to see what the eye cannot

Sometimes parts of a home cannot be reached safely, and parts of it cannot be seen at all without the right equipment. Rather than write those areas off as inaccessible, we make every attempt to inspect them using modern tools and technology — and inspectors trained and certified to read what those tools show.

  • Drones for unsafe roofs

A steep, high or otherwise unsafe roof still gets inspected properly rather than skipped or guessed at. We hold an FAA Part 107 commercial license, which is what makes aerial roof imagery legal to carry out and legal to hand you.

  • Thermal imaging cameras

A thermal camera reveals what the eye cannot — moisture behind finishes, missing insulation and overheating electrical connections. Our inspectors are certified thermographers, because the camera is only worth what the person reading it can interpret.

  • Crawlspace robots

A crawlspace that is too tight or unsafe to enter is inspected with a camera robot rather than written off as inaccessible — so the report tells you what is under there instead of what could not be reached.

  • Moisture and thermal readings

Suspect areas are checked rather than assumed. Where a reading suggests something behind a finish, it goes in the report with the photograph that shows it, so you can act on it.

None of this costs extra. These are tools in the bag, included in a standard home buyer inspection — not add-ons we sell you on the day. Where a dedicated, deeper evaluation is worth doing, that is what the sewer scope, radon testing and mold testing add-ons are for.

Included free

Included free with every home buyer inspection

A home inspection is a snapshot in time — a visual assessment of the property on the day we inspect it, not a warranty or a guarantee against future failure. No inspection can be. That is exactly why we add these three protections on top of it, at no extra cost — and why none of them require us to sell your information: no sign-ups, and no affiliates calling you afterwards.

  • Trademark Inspection Services 100% satisfaction guarantee badge

    Satisfaction guarantee

    Free 30-day warranty

A free 30-day Guard home warranty trial, negotiated for you with no obligation. Activate it whenever you are ready.

Qualified and certified

Credentials you can check

Anyone can call themselves a home inspector in Michigan — the state does not license the trade. These are the certifications behind your home buyer inspection, each one issued by the organization named and each one verifiable with them directly. They are kept current through continuing education, not earned once and framed.

  • The core credential from the International Association of Certified Home Inspectors. It commits the inspector to InterNACHI’s Standards of Practice and Code of Ethics, and to continuing education every year rather than a one-off exam.

  • The profession’s top-level board certification. It is earned through inspection experience and continuing education over time, not bought — which is why comparatively few inspectors in Michigan hold it.

  • National Home Inspector Examination

The independently written, psychometrically validated exam from the Examination Board of Professional Home Inspectors, used by most states that license home inspectors. Michigan licenses nobody and asks for no exam at all, so sitting it here is entirely voluntary — which is rather the point.

  • Certified through the Certified Commercial Property Inspectors Association, the standards body for commercial building inspections. Commercial work follows a different discipline to residential, and this is the credential that covers it.

  • The International Association of Certified Indoor Air Consultants sets the protocols for how mold is sampled, handled and reported. Following them is what makes a laboratory result defensible rather than just a number.

  • The same body certifies radon measurement separately, because the discipline is different: where the monitor sits, how long it runs and what counts as a disturbed test all decide whether the reading means anything.

  • Certification from the National Association of Mold Professionals, covering how mold is identified, sampled and documented — the difference between spotting a stain and understanding the moisture behind it.

  • Training in running a sewer line camera and, just as importantly, reading what it shows. Roots, bellies, breaks and blockages all look different on screen and are easy to misread without it.

  • Certified Residential Thermographer

Certified by Monroe Infrared in thermal imaging. A thermal camera reveals what the eye cannot — moisture behind finishes, missing insulation and overheating electrical connections — but only if the person holding it is trained to interpret it.

  • FAA Part 107 Drone Pilot

Licensed by the Federal Aviation Administration to fly commercially. That is what makes aerial roof and property imagery legal to carry out and legal to hand you — and it means a steep or unsafe roof can still be inspected properly.

Common questions

Home buyer inspection questions, answered

The things buyers ask us most before booking.

  • What is a home buyer inspection?

A professional, top-to-bottom visual evaluation of a home’s major systems and components before you buy it. It tells you what condition the property is really in, so there are far fewer surprises after closing.

  • How much does a home inspection cost in Michigan?

It depends on the size and age of the home and any add-ons you choose, so we price each one properly rather than quoting a number that turns out to be wrong. Call 734-331-3269 or book online and you will see the price before you confirm.

  • How long does a home inspection take?

Most take two to three hours on site, depending on the size and age of the home. You are welcome to be there for all of it, and we will walk you through what we found.

  • How quickly will I get my report?

Within 24 hours of the on-site inspection, and usually sooner. It is digital, photo-rich and written in plain English, with a summary of findings and clear next steps.

  • What’s included in a home buyer inspection?

Roof, exterior, structure and foundation, attic, basement or crawlspace, electrical, plumbing, heating and cooling, interior, kitchen appliances, garage and any safety issues — following the InterNACHI Standards of Practice.

  • Can I attend the inspection?

Absolutely, and we encourage it. Walking the property with your inspector is the best way to understand what the report will say, and you can ask questions on the spot.

  • Do you inspect on weekends?

Yes. We inspect seven days a week, including weekends, because most buyers cannot take a weekday off at short notice during a transaction.

  • Are your inspectors certified and insured?

Yes. Our team holds certifications from InterNACHI, CCPIA, NAMP and IAC2, matched to the service you book, and we are fully insured. You can read more about our team.

  • What if the deal falls through?

Our buyer’s protection guarantee: if the first home we inspect for you does not make it to the closing table, for any reason, we take $100 off any further home buyer inspection within 30 days.

  • Is a home inspection the same as a warranty?

No. An inspection is a point-in-time assessment of a property’s condition, not a warranty against future failure. That is exactly why every home buyer inspection includes a free 30-day Guard home warranty trial on top of it.

  • Will the report tell me what repairs will cost?

No. We report on the condition of the property — what we found, where it is and what needs attention. Pricing the work is a contractor’s job, and keeping the two separate is what keeps our findings impartial.

  • Should I still get an inspection on new construction?

Yes. New homes are built quickly and by many different trades, and we regularly find missed flashing, unfinished attic work and electrical faults in properties that have never been lived in.
