Mold and Radon Testing in Imlay City

Add either to an Imlay City home or commercial inspection, or book it on its own. We test and we never remediate, so there is nothing to sell you on the back of a result — the number you get is just the number.

How each one works

Radon measured in house on a professional continuous monitor; mold samples to an accredited laboratory:

  • Radon: 48-hour continuous monitor, read on site
  • No mail-in radon kit and no waiting on a laboratory
  • Mold: laboratory results in one to three business days
  • Either can go on the same visit as the inspection

Imlay City housing stock

The median Imlay City home was built in 1972

Imlay City has roughly 1,837 housing units and about 41% of them are single-family detached. Age is the most useful single fact about a house before anyone has seen it. It narrows down what is worth checking first, and it is why two places of much the same size can need quite different inspections.

If the town has a defining decade it is the years before 1940, which accounts for 466 homes, around 25% of the housing stock. It is also less detached-house territory than most of the area at 41%, so condominiums, duplexes and small multi-family buildings are a bigger share of what we inspect here — and those bring their own questions about what is yours to maintain and what belongs to the association.

The other numbers

The median owner-occupied home here is valued at $142,600. Only 53% of occupied homes are owner-occupied, so a good share of what we inspect here is bought as a rental or sold with tenants in place — which changes what access on the day looks like. There are around 460 manufactured and mobile homes in Imlay City. Those are a different inspection — the questions are about the frame, the anchoring and the skirting rather than a basement.

  • Asbestos in older materialsStill common in products used through about 1980, particularly pipe wrap and floor tile.
  • First-generation sliding doors and unitsEarly insulated glass and large sliders from this decade are usually at the point where the seals, not the frames, decide their remaining life.

Treat this as a starting list, not a diagnosis. An Imlay City home inspector checks these things early in a home of this age and then records what is genuinely there, which is often not what the era would suggest.

Local knowledge

What makes inspecting an Imlay City property different?

Imlay City has something most communities we cover do not: a Rental Dwelling Code, set out in Title 15 of its ordinances, with a five-member housing board of appeals that meets on the first Monday of every month to uphold it.

That matters here more than it would elsewhere, because only about 41% of the housing in Imlay City is single-family detached. Close to six units in ten are attached or multi-unit, which is the highest share of any community we cover.

So whether you are buying a home to live in, a property to let, or a unit in a building that contains lets, the rental code is part of the landscape. If you are buying to rent out, read Title 15 before you commit rather than after — and know that there is a formal route of appeal, sitting monthly, if you ever need it.

The other thing worth establishing early is who holds the construction records. The City handles zoning, housing and land use, but building, electrical, plumbing and mechanical permits and inspections are all carried out by an outside construction code authority based elsewhere. That is two organizations for one property history.

The housing splits sharply by age: 466 units predate 1940 and 452 date from the 1990s, with only 118 built since 2000. The old town and a 1990s wave, and very little since.

One forward-looking note: the City established a Neighborhood Improvement Authority in spring 2025, with a thirty-year plan to invest captured tax revenue in revitalizing neighborhoods and growing residential development. Worth asking whether an address sits in that district.

Before you buy

Buying a property in Imlay City? Pay attention to these four things

  • Read the Rental Dwelling Code

Title 15 of the ordinances, upheld by a housing board of appeals that sits monthly. Essential if you are buying to let.
  • Construction records are held elsewhere

Building, electrical, plumbing and mechanical permits go through an outside construction code authority, not the City.
  • Ask about the improvement district

A Neighborhood Improvement Authority was set up in 2025 with a thirty-year plan for residential investment.
  • Six in ten units are not detached

The highest share we cover. Establish exactly what you own and what is shared.

Rental housing

A code, a board, and a monthly meeting

The City’s housing board of appeals exists specifically to uphold the objectives of the Rental Dwelling Code. It has five members appointed by the Mayor with the approval of the City Commission for three-year terms, with provision for up to two alternates, and it meets on the first Monday of each month in the evening at the City office.

We have not read Title 15 itself and we are not going to describe what it requires. What we would say is that a city which has written a rental dwelling code and staffed a board to hear appeals under it is a city that takes the condition of its rental stock seriously — and that is worth knowing whichever side of the transaction you are on.

If you are buying an investment property, read the code first. If you are buying a home in a building or a street with lets in it, the code is part of why the neighbors’ properties are maintained the way they are.

What an inspection contributes is the condition picture the code cares about. On any property here we report the things that typically matter in a housing code context: smoke and carbon monoxide alarm presence and placement, means of escape from sleeping rooms and basements, handrails and guards at stairs and landings, the electrical panel and accessible wiring, heating equipment condition and venting, plumbing function and evidence of leaks, and the condition of the building envelope.

Those are the findings that turn into either a straightforward pre-purchase repair list or, if left, a notice from somebody else. Much better to have them in writing before you own the building.

Permits

Two organizations, one property history

Imlay City does not run its own building department. Its construction code authority page states that building, electrical, plumbing and mechanical permits and inspections are all handled by an outside authority operating from its own premises, and advises calling that authority directly for its hours.

The City retains zoning, housing and land use. So a complete picture of what has been done to a property means asking in two places, and being clear about which functions each one covers.

That is worth planning for on a city where 466 houses predate 1940. Buildings of that age have been worked on many times over, and the question is rarely whether work was done but whether it was done properly and recorded. The construction code authority is where the trade records live.

A buyer’s inspection is not a permit search and cannot tell you whether a permit was pulled. What it does is tell you what was actually done and how well, so the two records requests you make are targeted rather than speculative. We deliver a full written report with photographs, generally the same day, while you still have room to act on what it says.

City offices themselves keep weekday hours with a separate arrangement on Wednesdays, and the City provides both a payment slot and a drive-up drop box at the building for anything that has to be delivered in person.

The housing

The old town and a 1990s wave

Imlay City’s housing divides almost evenly between two eras separated by half a century: 466 units predating 1940 and 452 built in the 1990s, together making up half the city. Only 118 units have been added since 2000.

On the pre-1940 stock, expect the accumulated history of a long-lived building. Electrical rebuilt in stages by different hands across eighty years or more, where the gap between a genuine rewire and a newer panel in front of original distribution is what matters. Plumbing renewed in part rather than in whole, leaving material transitions at the joins. Four or five generations of roof covering. Heating equipment several replacements from the original, sometimes vented through arrangements that have not kept pace.

Foundations of that era are typically stone or early block, and their condition depends far more on how water has been managed around the building over eighty years than on how it was originally built. On a town lot with limited space between buildings, that water management is usually the whole story.

The first round of replacements

The 1990s stock is at the first full round of replacements: original roof coverings reaching the end of their service life, water heaters on their second, and furnaces and air conditioning condensers at the age where the next failure means replacement rather than repair. Windows and doors from that period are usually original, and their seals and hardware are where wear shows first.

Where a property is one of the many attached or multi-unit buildings here, establish before anything else what you actually own. Where the boundary falls between your responsibility and a shared one determines what a finding in our report will cost you, and that comes from the paperwork rather than from the building.

Radon testing and mold inspection and testing can be added to any visit, and commercial building inspections to the CCPIA standard are available for commercial property.

Investment

A thirty-year plan for the neighborhoods

In spring 2025 the City established a Neighborhood Improvement Authority, which captures tax increment revenue within a defined district and directs it into investment in that district.

The City describes the intent plainly: to create a viable, attractive environment for business development and residential living, to enhance property values, revitalize neighborhoods, grow residential development, promote economic growth and foster community engagement. The plan is written to run over thirty years.

For a buyer that is genuinely relevant, and it is the kind of thing nobody mentions at a viewing. Ask whether an address falls inside the district. If it does, public investment is planned around it over a long horizon, which is generally a good thing for a property and occasionally a disruptive one in the short term. We have not seen the district map and will not guess at its boundaries.

Alongside it the City runs a brownfield redevelopment authority and a downtown development authority, so there is a fair amount of redevelopment machinery for a city of this size.

None of this is what a home inspection assesses. We mention it because on a city that is half pre-1940 housing and half 1990s housing, with a rental code and an active improvement authority, the direction of travel around a property is part of what you are buying.

Water and waste

A small plant with a long history

The City’s wastewater treatment plant was built in 1958 and has been expanded three times since. A six million dollar expansion ran from December 1987 to March 1989, with a federal grant covering 55% of the allowable cost. A 900,000-gallon tank was added in 1996 to increase sludge capacity. A further expansion in 2002 added a clarifier and an oxidation ditch, raising design capacity to 0.9 million gallons a day. Three city employees run it.

That is a well-documented history for a plant this size, and it tells you the City has invested in its infrastructure steadily rather than deferring it.

What it does not tell you is anything about the private drain running out of a particular building, which is the part that actually affects an owner. On any property here connected to the public sewer, the line from the building out to the main belongs to the owner, and no visual inspection reaches inside it.

Eighty years in the ground

On one of the 466 houses predating 1940, that pipe may have been in the ground for eighty years or more, under a street whose trees have had exactly that long to mature. We will not name a material from a build year, because no authoritative source establishes what Imlay City laterals are generally made of, and a guess in a report is worse than no statement at all.

A sewer camera inspection records what is actually inside: roots, cracks, displaced joints, bellies or blockages where they exist, and a clear run where they do not. On a multi-unit or attached building, establish who owns the drain run before assuming anything — it may well be shared.

A camera inspection is added to the same appointment rather than booked separately. You can read what our clients say, look through answers to common questions, or get in touch about a specific address in Imlay City.

Our inspector, Mitch, did a fantastic job explaining all the findings, and the digital report with photos and videos was superb. Would definitely recommend without hesitation.

  • We had Mitch inspect our prospective house and he was amazing. He was thorough, patient to answer my questions and provide feedback on what areas he would recommend having a follow up expert and why. The office was responsive and I was able to book multiple services to be done in the same visit (inspection, radon test, sewer scope).

Questions

Imlay City home inspector questions

  • Does Imlay City have a rental code?

Yes. There is a Rental Dwelling Code in Title 15 of the City’s ordinances, and a five-member housing board of appeals exists specifically to uphold its objectives. The board meets on the first Monday of each month at the City office.

  • I am buying to rent out. What should I do first?

Read Title 15 before you commit rather than after. We have not read it and will not describe what it requires, but a city that has written a rental dwelling code and staffed a board to hear appeals under it takes the condition of its rental stock seriously.

  • Why does the housing mix matter here?

Because only about 41% of Imlay City’s housing is single-family detached — close to six units in ten are attached or multi-unit, the highest share of any community we cover. Establish exactly what you own and what is shared before anything else.

  • Who issues building permits?

An outside construction code authority handles building, electrical, plumbing and mechanical permits and inspections. The City keeps zoning, housing and land use. A complete property history means asking in two places.

  • What is the Neighborhood Improvement Authority?

A district established in spring 2025 that captures tax increment revenue and directs it into investment aimed at enhancing property values, revitalizing neighborhoods and growing residential development, under a plan written to run thirty years. Ask whether an address falls inside it.

  • What matters most on a pre-1940 house here?

The electrical, and what "upgraded" actually means — a genuine rewire is very different from a newer panel with eighty-year-old distribution behind it. Then partial plumbing renewals and their material transitions, four or five roof coverings, and heating equipment fitted into older venting.

  • What does an inspection cover that a housing code cares about?

Smoke and carbon monoxide alarm presence and placement, means of escape from sleeping rooms and basements, handrails and guards at stairs and landings, the electrical panel and accessible wiring, heating equipment and its venting, plumbing function and evidence of leaks, and the condition of the building envelope.

  • Is a sewer camera inspection worth it here?

Yes. On a house predating 1940 the lateral may have been under a tree-lined street for eighty years or more, and it is invisible, uncovered by a standard inspection and largely unknown to the seller. On a shared building, establish who owns the run first. A camera inspection is added to the same visit.
