Maybee has roughly 300 housing units and about 66% of them are single-family detached. Housing that went up mostly in one era has mostly one era’s problems — which is genuinely useful to know before you buy, because it tells you what to look at first.
Most of it went up in the years before 1940 — 98 homes, around 33% of the town.
The median owner-occupied home here is valued at $190,600.
None of this is a prediction about a particular house. It is where a Maybee home inspector starts looking in a home of this age, and what we photograph and write up either way.

Local knowledge
One practical note before anything else. Everything on this page is sourced from Exeter Township and from Monroe County rather than from the village, and those are the places we would send you too. Maybee sits in Exeter Township, and the township’s own offices are on Scofield Road in Maybee — so the building that governs the land around the village is in the village.
That makes the boundary question easy to get wrong in both directions, and it is worth settling first. Ask whether a specific parcel is inside the village limits or in the township, because it determines who you are dealing with. We are not going to assert which body issues permits inside the village, because nothing we could verify settles it.
The township describes itself as the successful blending of agriculture and residential growth, and says its proud legacy is farming, with steady modest residential growth because of its position between Toledo, Ann Arbor and Detroit. That is a fair description of what you are buying into: a rural township within commuting distance of three cities.
It also explains something in the township’s paperwork that a buyer arriving from a city would not anticipate, which we come to below.
A home inspection is not a code inspection or a permit search and we do not present it as one. What we establish is what is physically there and what condition it is in.

Before you buy
Permits
Exeter Township’s building department publishes something more useful than a folder of forms: a new home packet with a list of contents in which the documents are numbered in order. That turns a pile of paperwork into a sequence, which is exactly what somebody building or substantially altering a property needs and almost never gets.
The order itself is informative. Department hours and a guide to building a new home come first, then the fee schedule, then a request for an address and lot identification signs — so you are identified on the ground before anything else happens. The building, electrical, mechanical and plumbing applications all share number six, which tells you they belong at the same stage rather than one after another.
After that come the items that make this a rural township rather than a suburb: an agricultural property notice, smoke detector and address sign documents, underground service, roof pitch, above ground pools, ponds, filling of land, and finally the principal residence exemption application, which is the tax filing a new owner actually has to make.
We have not opened any of those documents and we are not going to tell you what they require. What is worth flagging is which categories exist, because several of them cover things people assume are entirely their own business. Digging a pond, bringing in fill to level ground, and putting up an above ground pool are all ordinary intentions on a rural lot, and all three have their own document here.
The agricultural property notice is the one to read first if you are moving from a city. In a township whose published legacy is farming, there is a reason a notice about agricultural property is bound into the new home process, and it is better understood before an offer than after a first harvest.

The housing
Maybee has roughly 300 housing units with a median build year of 1957, and about 66% of them are single-family detached. Both numbers matter. Around a third of the housing here is something other than a standalone house, so we establish which situation a property is in before anything else — what is shared, what is yours, and who is responsible for the roof above you are different questions in a building with more than one unit.
On the detached stock, a 1957 median puts the post-war questions in play. Electrical systems are usually the accumulated work of several decades rather than one installation: mixed wiring types arriving in the same enclosure, ungrounded receptacles, a panel added to more than once, and an original service capacity sized for a 1957 household. We report what is there and photograph it either way.
Plumbing has usually been renewed in part rather than in whole, which concentrates the interesting questions at the transitions between materials. Heating and water heating equipment will be several replacements deep. Roof coverings will be on a second or third generation, and what was done at the flashings and penetrations matters more than the age of the covering — a point the township evidently takes seriously enough to publish a document about roof pitch.
Foundations of the period are typically block, and their condition depends far more on how water has been managed around the building than on how they were built. On rural lots that question has more room to go wrong: where a long drive sheds its water, how the ground falls between the road and the house, and where surface water collects on the way.
Outbuildings come with the territory in a farming township and we inspect them as part of the property rather than glancing at them — pole barns, detached garages and workshops frequently carry their own electrical supply and their own structural questions. Radon testing and mold inspection and testing can be added to any visit, and commercial building inspections to the CCPIA standard are available for commercial property.

The buried line
We could not establish what properties here are connected to, so we are not going to tell you. On rural land in this part of Monroe County it would be easy to assume a private well and a septic system and easy to be wrong about a specific address. Get the answer in writing for the parcel, and start with the township office.
If it turns out to be on a septic system, the evaluation is specialist work arranged through the county health department, and it answers questions no visual inspection can: whether a drainfield is failing, and the true condition of the tank. It runs to its own timetable, so on rural property it needs arranging early rather than in the last week. A water test on a private well belongs in the same conversation, and is worth repeating after any well work.
Surface water matters more on a septic property than most buyers expect. A drainfield working in ground that is also receiving every downspout and a sump discharge is being asked to do two jobs at once. We report where the downspouts terminate, where any sump discharges to, whether there is a backup arrangement, and how the ground falls away from the building.
Either way, the line running out from the building belongs to the owner and no visual inspection reaches inside it. On a median 1957 house that pipe is close to seventy years old unless somebody has replaced it, and we will not name a material from a build year — a guess in a report is worse than no statement at all.
A sewer camera inspection records what is actually inside: roots, cracks, displaced joints, bellies or blockages where they exist, and a clear run where they do not. On a septic property it documents the building drain out to the tank, the stretch a septic evaluation does not examine. It goes on the same appointment, and we deliver a full written report with photographs, generally the same day. A buyer’s inspection covers the building; the camera covers the part nobody can see. You can read what our clients say, browse answers to common questions, or get in touch about a specific address in Maybee.

We do not sell mold remediation or radon mitigation, so there is nothing to gain from a result that comes back bad. The number you get is just the number.
Radon, mold, sewer scope and wood-destroying organism inspections go on the same appointment as the home inspection rather than costing you a second morning.
Most people do, and it is the most useful hour of the whole purchase. Ask anything while we are standing in front of it.
InterNACHI and CCPIA certified, with four Certified Master Inspectors and National Home Inspector Examination passes on the team — none of which Michigan requires. The standards we inspect to are published and you can hold the work against them.
Including weekends, because inspection windows sit on closing dates and closing dates do not care what day it is.
Reviews
Mitch was great and thorough the our inspection. He provided explanations and suggestions throughout the service. Highly recommend!
I recently hired Trademark for a full home inspection on a new purchase, including sewer scope and radon testing. It was a phenomenal experience from beginning to end. Our inspector, Mitch, did a fantastic job explaining all the findings, and the digital report with photos and videos was superb. Would definitely recommend without hesitation.
We had Mitch inspect our prospective house and he was amazing. He was thorough, patient to answer my questions and provide feedback on what areas he would recommend having a follow up expert and why. The office was responsive and I was able to book multiple services to be done in the same visit (inspection, radon test, sewer scope).

Questions
Exeter Township, whose offices are on Scofield Road in Maybee itself. Because the township is headquartered in the village, it is worth confirming for a specific parcel whether it sits inside the village limits or in the township.
Exeter Township publishes a building department with permit applications. We could not establish how that works for property inside the village limits specifically, so ask before you plan work rather than assuming.
A set of documents the township publishes with a list of contents, numbered in order — department hours, a guide to building here, the fee schedule, an address request, lot identification signs, then the four trade permit applications together at the same stage.
An agricultural property notice, smoke detector and address sign documents, underground service, roof pitch, above ground pools, ponds, filling of land, and the principal residence exemption application. We have not opened them and will not say what they require.
Because this is a farming township — it describes its proud legacy as farming — and a notice about agricultural property is bound into the new home process for a reason. If you are moving from a city, read it before you make an offer.
Both have their own documents in the township packet, which tells you they are not simply a matter of doing what you like on your own ground. Ask the township what applies before you plan anything.
The median build year is 1957 across roughly 300 housing units, about 66% of them single-family detached. Around a third of the housing is something other than a standalone house.
On a median 1957 house the line out from the building is often the oldest untouched component on the property, and on a septic property the run from the house to the tank is nobody’s job by default. A camera inspection goes on the same visit.
