Mold and Radon Testing in Merrill

Add either to a Merrill home or commercial inspection, or book it on its own. We test and we never remediate, so there is nothing to sell you on the back of a result — the number you get is just the number.

How each one works

Radon measured in house on a professional continuous monitor; mold samples to an accredited laboratory:

  • Radon: 48-hour continuous monitor, read on site
  • No mail-in radon kit and no waiting on a laboratory
  • Mold: laboratory results in one to three business days
  • Either can go on the same visit as the inspection

Also available

The other things worth testing while somebody is already there.

  • Post-remediation mold verification

Carried out after remediation on the treated area and the areas next to it, to confirm what was found. More about mold inspection and testing

  • Sewer camera inspections

A damp basement can have several causes, and the buried sewer line is the one a visual inspection cannot check. A scope rules it in or out. More about sewer scope inspections

Merrill housing stock

The median Merrill home was built in 1954

Merrill has roughly 299 housing units and about 90% of them are single-family detached. The year a house went up decides more about what an inspection turns up than almost anything else about it, which is why it is where we start rather than where we finish.

More of it dates from the 1950s than from any other decade — 88 homes, roughly 29% of the town. At 90% single-family it is almost entirely detached houses, so the inspection is nearly always of a whole building rather than one unit inside one.

Beyond the build year

The median owner-occupied home here is valued at $88,700.

  • Steel casement windowsThey rust at the frame rather than rot, and the failure shows up first at the glazing and the operators.
  • Galvanized supply linesThe corrosion is internal, so age and water pressure tell you more than appearance.

This is not a forecast for any one address. It is where a Merrill home inspector starts in a home of this age — and whatever we actually find, it goes in the report with photographs.

Local knowledge

What makes inspecting a Merrill property different?

Merrill is seven tenths of a square mile, incorporated in 1889, sitting inside Jonesfield Township in Saginaw County. It is a small farming community that also happens to host real industry, and the thing a buyer most needs to understand about it is how little of what serves a Merrill address is actually run by Merrill.

The village sets it out plainly on its about page. Fire and rescue come from the Jonesfield/Lakefield Fire Department. Police protection is provided under contract with the Richland Township Sheriff’s Department. And the water is a joint operation — the annual drinking water quality report is published by the Merrill-Jonesfield Water Department, not by the village alone.

None of that is a criticism. It is how a village of this size manages to provide anything at all, and it plainly works. But it does mean the answers about a property are distributed across several organizations, and a buyer who assumes the village office holds all of them will make three wrong phone calls before making the right one.

It matters more than usual because the village office keeps a narrow window — Monday to Thursday, 9:00am to 3:00pm — while the bodies that actually run the water and the fire cover keep their own hours entirely. Work out who holds the answer you want before you start dialing.

A home inspection is not a code inspection or a permit search and we do not present it as one. What we establish is what is physically there and what condition it is in.

Before you buy

Buying a property in Merrill? Pay attention to these four things

  • Water is a joint department

The annual drinking water quality report comes from the Merrill-Jonesfield Water Department, shared with the township.
  • The permit forms are not online

The village’s permits page carries peddlers, park and special events permits. No building, electrical, mechanical or plumbing forms.
  • So ask where that function sits

The village advertised for a part-time zoning administrator in 2026, so confirm the current arrangement rather than assuming.
  • A narrow office window

Monday to Thursday, 9:00am to 3:00pm. Gather your questions before you ring.

Permits

What the village publishes, and what it does not

This one is worth being precise about, because the gap is easy to misread. The village’s permits and forms page carries four things: a peddlers permit, a park permit, a special events permit application, and a vacation house check form. Its planning and zoning page carries one thing: the village zoning map.

What is not there is any building, electrical, mechanical or plumbing permit form. We are not going to draw a conclusion from that, because there are several possible explanations and guessing wrong about a permitting route is the kind of error that costs somebody a month. What we can say is that if you are planning work on a property here, the forms are not on the website and the first call is to the office to ask where that function currently sits.

One reason to ask rather than assume: in May 2026 the village advertised for a part-time zoning administrator. Arrangements around a role like that can change, so an answer from the office today is worth more than anything we could infer from a webpage.

The vacation house check is worth a mention for what it says about the scale of the place. You leave a message on a published number, drop off a form, and somebody keeps an eye on your house while you are away. That is not a service a large municipality offers, and it is a fair picture of how things get done here.

What a buyer’s inspection contributes is the physical list that makes any of those conversations productive: what has been altered, which work looks professional and which does not, and where something has been added to the building.

The housing

299 homes with a 1954 median, in a farming community with a factory in it

Merrill has roughly 299 housing units, about 90% of them single-family detached, with a median build year of 1954. That is a village that mostly went up in one long post-war stretch, and housing built largely in one era tends to share one era’s problems.

On mid-1950s housing the electrical system is usually the accumulated work of several decades: mixed wiring types arriving in the same enclosure, ungrounded receptacles, a panel added to more than once, and an original service capacity sized for a 1954 household rather than a modern one. We report what is there and photograph it either way.

Plumbing has usually been renewed in part rather than in whole, so the transitions between materials are where problems concentrate. Heating and water heating equipment will be several replacements deep. Roof coverings will be on a second or third generation, and the flashings and penetrations matter more than the covering itself.

Foundations of the period

Foundations of the period are typically block, and their condition depends far more on how water has been managed around the building than on how they were built. Where the downspouts terminate, whether there is a sump and where it discharges to, and how the ground falls away from the walls tell you more about a basement than a dry-day look at it will.

A village of this size in a farming community means outbuildings — garages, sheds and workshops that frequently carry their own electrical supply and their own roof and structural questions, and are often where informal work has accumulated. We inspect them as part of the property. Radon testing and mold inspection and testing can be added to any visit, and commercial building inspections to the CCPIA standard are available for commercial property.

Water and waste

A shared water department, and the part that is still yours

The drinking water quality report for Merrill is issued by the joint Merrill-Jonesfield Water Department, and the village posts it each year on its news page. We have not read it and are not going to characterize what is in it — if you want to know what the supply tested at, read the department’s own copy rather than anybody’s summary.

Where the boundary falls is the part we can be useful about. A water quality report describes the supply as delivered. It says nothing about the plumbing on the house side of the meter, which belongs to the owner, and on a median 1954 house that plumbing predates the 1986 ban on lead solder in potable water lines by a wide margin.

So we report the visible supply piping and its material where it is exposed, the transitions between materials, the condition of the shut-offs, how the system behaves under load, and the visible condition of the water heater. A home inspection does not include drinking water testing and we do not present it as one.

The waste side

On the waste side we found no sewer department page at all, so we are not going to tell you what a property here drains to. Confirm it in writing for the parcel. If it turns out to be a septic system, the evaluation is specialist work arranged through the county health department, it answers questions no visual inspection can, and it runs to its own timetable — so it needs booking early.

Either way the line running out from the building belongs to the owner and no visual inspection reaches inside it. On a median 1954 house that pipe is around seventy years old unless somebody has replaced it, and we will not name a material from a build year. A sewer camera inspection records what is really in there — roots, cracks, displaced joints, bellies or blockages where they exist, and a clear run where they do not. It goes on the same appointment, and we deliver a full written report with photographs, generally the same day. You can read what our clients say, browse answers to common questions, or get in touch about a specific address in Merrill.

  • I recently hired Trademark for a full home inspection on a new purchase, including sewer scope and radon testing. It was a phenomenal experience from beginning to end. Our inspector, Mitch, did a fantastic job explaining all the findings, and the digital report with photos and videos was superb. Would definitely recommend without hesitation.

  • We had Mitch inspect our prospective house and he was amazing. He was thorough, patient to answer my questions and provide feedback on what areas he would recommend having a follow up expert and why. The office was responsive and I was able to book multiple services to be done in the same visit (inspection, radon test, sewer scope).

Questions

Merrill home inspector questions

  • Who provides water in Merrill?

A joint operation. The annual drinking water quality report is published by the Merrill-Jonesfield Water Department rather than by the village on its own, and the village posts it each year.

  • Who provides fire and police cover?

The village states fire and rescue come from the Jonesfield/Lakefield Fire Department, and that police protection is provided under a contract with the Richland Township Sheriff’s Department.

  • Where do I get a building permit application?

Not from the village website. The permits page carries peddlers, park, special events and vacation house check forms only. Ask the office where the building and zoning function currently sits before you plan work.

  • Why do you say to ask rather than assume?

Because the village advertised for a part-time zoning administrator in May 2026, so the arrangement may have changed since we looked. An answer from the office today is worth more than anything inferred from a webpage.

  • When is the village office open?

Monday through Thursday, 9:00am to 3:00pm. The council meets at 6:00pm on the second Monday of each month, and those meetings are open to the public.

  • How old is the typical house here?

The median build year is 1954 across roughly 299 housing units, about 90% of them single-family detached. That puts the middle of the stock around seventy years old.

  • Is the property on a septic system?

We will not assume. We found no sewer department page for the village, so confirm it in writing for the specific parcel. Septic evaluations go through the county health department and need booking early.

  • Is a sewer camera inspection worth it here?

On a median 1954 house the line out from the building is often the oldest untouched component on the property, and no visual inspection reaches inside it. A camera inspection goes on the same visit.
