Mold and Radon Testing in Oakland County

Add either to an Oakland County home or commercial inspection, or book it on its own. We test and we never remediate, so there is nothing to sell you on the back of a result — the number you get is just the number.

How each one works

Radon measured in house on a professional continuous monitor; mold samples to an accredited laboratory:

  • Radon: 48-hour continuous monitor, read on site
  • No mail-in radon kit and no waiting on a laboratory
  • Mold: laboratory results in one to three business days
  • Either can go on the same visit as the inspection

Also available

The other things worth testing while somebody is already there.

  • Post-remediation mold verification

Carried out after remediation on the treated area and the areas next to it, to confirm what was found. More about mold inspection and testing

  • Sewer camera inspections

A damp basement can have several causes, and the buried sewer line is the one a visual inspection cannot check. A scope rules it in or out. More about sewer scope inspections

Oakland County housing stock

The median Oakland County home was built in 1975

Oakland County has roughly 555,313 housing units and about 68% of them are single-family detached. Housing that went up mostly in one era has mostly one era’s problems — which is genuinely useful to know before you buy, because it tells you what to look at first.

Most of it went up in the 1970s — 101,308 homes, around 18% of the county.

  • Aluminum branch wiringUsed in many homes built roughly 1965 to 1973. Where it is present the terminations are the issue, not the wire, and it is specifically something to identify before closing.
  • Asbestos in older materialsStill common in products used through about 1980, particularly pipe wrap and floor tile.
  • First-generation sliding doors and unitsEarly insulated glass and large sliders from this decade are usually at the point where the seals, not the frames, decide their remaining life.
  • Original sewer lateralsThe build year does not settle what the line is made of or whether it has been replaced. A sewer scope is the only way to see inside.

None of this is a prediction about a particular house. It is where an Oakland County home inspector starts looking in a home of this age, and what we photograph and write up either way.

Housing figures: US Census Bureau, American Community Survey 2022 five-year estimates.

When Oakland County was built

  • Pre-19407%
  • 1940s6%
  • 1950s15%
  • 1960s13%
  • 1970s18%
  • 1980s13%
  • 1990s14%
  • 2000s9%
  • 2010s5%
  • 2020s<1%

85% of homes here run on utility gas, and 931 still heat with oil. If yours is one of them, the tank is the thing to ask about — where it is, and whether it was ever buried. Another 9,130 use bottled or LP gas.

Oakland County commercial property

39,501 business establishments in Oakland County

Between them they employ about 699,061 people, and every one of them is in a building somebody owns, leases or is about to buy. A commercial evaluation is a different standard of practice from a home inspection — we inspect to the CCPIA Standards of Practice — and the scope is agreed before we start, because access and the extent of the shared systems decide what can be covered.

  • 6,264 — professional offices
  • 5,524 — medical and care premises
  • 4,518 — retail and storefronts
  • 3,156 — salons, repair shops and other services
  • 3,099 — restaurants, bars and hotels
  • 2,866 — construction and trade contractors

Establishments, not buildings — several can share one address, and a single owner may hold many. It is a measure of how much commercial property is in use across the county, not a count of roofs.

Business figures: US Census Bureau County Business Patterns, 2022.

Commercial work we are asked for most across Oakland County:

  • Pre-purchase evaluationsRoof, structure, envelope, and the mechanical and electrical systems, written up to the CCPIA standard.
  • Multi-tenant buildingsScope agreed in advance, because access to occupied units decides what can actually be seen.
  • Environmental add-onsMold and radon testing on the same visit where the building or the lender calls for it.
  • Sewer scopeThe underground line is the one part of a commercial building nobody can see from inside it. A sewer scope is the only way to look, and it goes on the same visit.
  • Document researchPermits, certificates of occupancy and prior reports, gathered to ComSOP Section 5 where the deal calls for it and the records exist.

Averaged out that is about 18 people per establishment across Oakland County — small tenant spaces alongside a real number of larger employers, so the buildings we are asked into run from a single suite up to whole industrial floors.

Radon in Oakland County

Oakland County is EPA Radon Zone 2

Zone 2EPA radon zone
29%of Oakland County tests came back at or above 4 pCi/L

Zone 2 is the middle EPA category — the predicted average indoor level across the county sits between 2 and 4 pCi/L. What a zone cannot tell you is anything about one house: 29% of tests actually run in Oakland County still came back at or above the EPA’s 4 pCi/L action level. A zone is a prediction of an average, and nobody lives in an average.

We place a continuous monitor for 48 hours and read the result on site — no mail-in kit, no lab wait. How radon testing works

Reviews

What people near Oakland County say

  • I recently hired Trademark for a full home inspection on a new purchase, including sewer scope and radon testing. It was a phenomenal experience from beginning to end. Our inspector, Mitch, did a fantastic job explaining all the findings, and the digital report with photos and videos was superb. Would definitely recommend without hesitation.

  • We had Mitch inspect our prospective house and he was amazing. He was thorough, patient to answer my questions and provide feedback on what areas he would recommend having a follow up expert and why. The office was responsive and I was able to book multiple services to be done in the same visit (inspection, radon test, sewer scope).

    GoogleChris PlaweckiOak Park, MI
  • Excellent sums up the entire experience, from the initial call to set up the appointment with staff that was informative and helpful, up until the actual inspection that was very professional and thorough with any and all questions I had answered. I would highly recommend Trademark to anyone who needs inspection services. Thanks again Curt, my inspector, for an excellent job.

Yes. You can book an Oakland County home inspector with us seven days a week, and we cover every community in it.

  • How quickly will I get the report?

  • Can I add radon or mold testing to an Oakland County home inspection?

Yes, and it is one appointment and one invoice rather than two visits. Sewer scope and wood-destroying organism inspections can go on the same visit too.

  • Do you inspect commercial buildings in Oakland County?

Yes. The same Oakland County home inspector team covers commercial work too. Commercial inspections follow the CCPIA standard, which is written for commercial property rather than houses, and they cover everything from small retail and office units to industrial buildings.
