West Bloomfield has roughly 26,102 housing units and about 74% of them are single-family detached. The year a house went up decides more about what an inspection turns up than almost anything else about it, which is why it is where we start rather than where we finish.
More of it dates from the 1970s than from any other decade — 5,999 homes, roughly 23% of the town.
The median owner-occupied home here is valued at $375,900. Around 1,480 homes sit in two-to-four unit buildings, where a shared roof, a shared wall and sometimes a shared furnace mean the report has to be clear about where one unit stops.
This is not a forecast for any one address. It is where a West Bloomfield home inspector starts in a home of this age — and whatever we actually find, it goes in the report with photographs.
Housing figures: US Census Bureau, American Community Survey 2022 five-year estimates.
When West Bloomfield was built
88% of homes here run on utility gas, and 20 still heat with oil. If yours is one of them, the tank is the thing to ask about — where it is, and whether it was ever buried. Another 499 use bottled or LP gas.
Local knowledge
The housing here is comfortably modern by this region’s standards, but the Township runs two programs that catch buyers out — and one of them costs real money.
Of roughly 26,102 housing units, about 23% date from the 1970s, 22% from the 1980s and 17% from the 1990s, with a median build year of 1980 and around 74% single-family detached. Only about a quarter of the township predates 1970. So this is not postwar territory: a typical property here is forty-odd years old, which is squarely the age at which an original roof, furnace, air conditioning condenser and water heater have either been renewed once or are overdue.
What is unusual is what the Township does about properties that stand empty, and about properties that are let. If you are buying a house that has been vacant — a probate sale, a relocation, anything that has sat for a while — there is a registration requirement with a fee and an automatic inspection attached. That comes next, because it is the thing most likely to surprise you.

Before you buy
Empty houses
This is the most useful thing to know before buying a vacant property in West Bloomfield, and it is easy to miss because it sits under code enforcement rather than under building.
The Township has adopted an ordinance requiring all properties that have been vacant or unoccupied for over 30 days to be registered with the Township. Registration and inspection fees are payable when the registration affidavit is submitted. Once they are paid, an inspector from Code Enforcement automatically schedules an inspection within 21 days of registration — and that inspection covers the interior as well as the exterior of the premises.
Read that as a buyer. A probate sale, a relocation, a house that simply sat on the market through a slow winter: any of those can put a property inside this ordinance, and the obligation does not evaporate at closing. Ask the Township and your title company where the property stands before you commit, and check the current fee, because it is set by ordinance and can change.
What an inspection contributes is the other half of the picture. The Township is checking the property against maintenance standards. A buyer’s inspection tells you the condition of the roof, structure, foundation, drainage, electrical, heating and cooling, plumbing and accessible interior — which matters more than usual on a house that has been unheated, unused or unwatched for a season.

Rentals
Most municipalities simply say they inspect rental property. West Bloomfield sets out exactly when it will and will not come inside, which is unusually precise and worth understanding if you are buying to let or buying from a landlord.
Every rental property is subject to a mandatory exterior inspection, and a Certificate of Compliance runs for three years. The exterior pass covers exterior conditions, fire safety and egress, structural, electrical, health, mold, insect and rodent infestation, sanitation and accumulated trash.
An interior inspection follows only where one of three things has been reported to the Township or picked up on that exterior pass: a structure that is unsafe, unfit for human occupancy, unlawful, dangerous or includes unsafe equipment; any violation that may allow rain, moisture, surface or roof drainage or animals to enter the interior walls, structure or living space; or multiple or recurring violations. Where it does happen, the interior pass covers fire safety and egress, structural, electrical, mechanical and plumbing, health and sanitation, including the presence of interior dampness and mold.
That middle trigger is the one worth dwelling on, because it is about water getting in. It is also exactly what an inspection looks at anyway: roof covering and flashings, gutters and downspouts and where they discharge, grading around the building, and evidence of past moisture inside. Knowing that before you own the property beats learning it from a code officer.

Moisture
It is unusual for a municipal inspection standard to name mold explicitly, and West Bloomfield does it twice — once in its exterior criteria and again, alongside dampness, in its interior criteria.
Be careful about what that does and does not mean. It does not tell you that West Bloomfield properties commonly have mold, and we will not suggest that — we publish no claims about what is typically found in any community. What it does tell you is that the Township treats dampness and mold as a maintenance standard worth writing into an ordinance, which is a fair signal to take moisture seriously on an individual property.
During an inspection we assess the things that govern whether water gets where it should not: accessible grading, gutters and downspouts and their discharge points, roof covering, foundation conditions, the basement or crawlspace and sump equipment where present, and visible evidence of past water. Where there is reason to go further, mold inspection and testing can be added to the same visit, with samples going to an accredited laboratory rather than being judged by eye.
Radon testing fits the same appointment, and commercial building inspections follow the CCPIA standard for offices, retail, multifamily and warehouse property.

The buried line
A house from 1980 is newer than most of what we inspect in this region. Its sewer lateral has still been in the ground for over forty years.
That line runs from the house to the public system, and no visual inspection can see inside it whatever the build year. Four decades is long enough for trees planted with the subdivision to reach a joint, for ground to settle around backfill and leave a belly, or for a line to be damaged during later work in the yard. We will not name a material from a build year, because no authoritative source establishes what West Bloomfield laterals are generally made of.
A sewer camera inspection records what is actually inside — roots, cracks, displaced joints, bellies or blockages where they exist, and a clear run where they do not. On a property of this age it often confirms a clean line, which is worth having in writing before you buy. It is added to the same visit rather than booked separately.

Radon in Oakland County
Zone 2 is the middle EPA category — the predicted average indoor level across the county sits between 2 and 4 pCi/L. What a zone cannot tell you is anything about one house: 29% of tests actually run in Oakland County still came back at or above the EPA’s 4 pCi/L action level. The zone describes a county. The only result that describes your basement is the one measured in it.

Reviews
I recently hired Trademark for a full home inspection on a new purchase, including sewer scope and radon testing. It was a phenomenal experience from beginning to end. Our inspector, Mitch, did a fantastic job explaining all the findings, and the digital report with photos and videos was superb. Would definitely recommend without hesitation.
We had Mitch inspect our prospective house and he was amazing. He was thorough, patient to answer my questions and provide feedback on what areas he would recommend having a follow up expert and why. The office was responsive and I was able to book multiple services to be done in the same visit (inspection, radon test, sewer scope).
Excellent sums up the entire experience, from the initial call to set up the appointment with staff that was informative and helpful, up until the actual inspection that was very professional and thorough with any and all questions I had answered. I would highly recommend Trademark to anyone who needs inspection services. Thanks again Curt, my inspector, for an excellent job.

Questions
That there is likely a registration obligation attached to it. The Township requires all properties vacant or unoccupied for over 30 days to be registered, with registration and inspection fees payable when the affidavit is submitted. Once registered, Code Enforcement automatically schedules an inspection within 21 days, and that inspection covers the interior as well as the exterior. A probate sale, a relocation or a house that has simply sat can all fall inside it. Check the position and the current fee with the Township and your title company before you close — the fee is set by ordinance and can change.
Only when something triggers it, which is unusually clearly defined. Every rental gets a mandatory exterior inspection and a Certificate of Compliance valid three years. An interior inspection follows only where one of three conditions has been reported or found on the exterior pass: a structure that is unsafe, unfit for human occupancy, unlawful, dangerous or includes unsafe equipment; any violation that may allow rain, moisture, surface or roof drainage or animals to enter the interior walls, structure or living space; or multiple or recurring violations. The interior pass then covers fire safety and egress, structural, electrical, mechanical and plumbing, health and sanitation, including interior dampness and mold.
We found no residential point-of-sale requirement. The Building Division carries out on-site inspections and compliance review of construction and issues Certificates of Occupancy and Certificates of Completion, which relate to permitted work rather than to a resale. The residential programs that do involve inspections are the rental registration program and the vacant property program. Confirm for a specific address with the Township, and plan on your own inspection being the one examining the house on your behalf.
No more than anywhere else on the basis of location alone, and we would not suggest otherwise — we publish no claims about what is commonly found in any community. What is worth noting is that the Township names mold explicitly in its own inspection criteria, in both the exterior list and the interior list, where it appears alongside dampness. That is a fair signal to take moisture seriously on an individual property. An inspection assesses grading, gutters and downspouts, roof covering, foundation, basement or crawlspace and evidence of past water; where there is reason to go further, mold inspection and testing with laboratory samples can be added to the same visit.
Newer than much of the region. The median build year is 1980, and of roughly 26,102 housing units about 23% date from the 1970s, 22% from the 1980s and 17% from the 1990s, with only around a quarter predating 1970. Some 74% are single-family detached. A typical property is therefore around forty years old — past the expected service life of an original roof covering, furnace, air conditioning condenser and water heater, so the useful question is which of those have been renewed rather than what the build year was.
It is worth considering. Forty years is less exposure than eighty but it is far from none: trees planted when a subdivision went in have had time to reach a joint, ground settles around backfill and can leave a belly, and later landscaping can damage a line. The lateral is buried and no visual inspection can see inside it whatever the age, and we would not guess a material from a build year. Putting a camera down the line answers it directly, and on a property of this vintage it frequently confirms a clean run. It is added to the same appointment.
